Roofs are 40 year guarantee Heritage shingles
All roofs are either truss framed or engineered rafters
All roofs and decks drain into an oversized gutter and downspout system that carries water into a storm sewer
Decks are framed with microlams
Trex decking rests on EPDM that is underlaid with firestop board
Envelope:
Waterproof stucco over high efficient rigid insulation panels that are fastened to an oriented strand board underlayment
Weep screeds at the bottom of walls shed water away from house into drainage system
Landscaping:
Designed for low water use
Automatic system of misters, microsprays, and drip valves designed to keep water away from foundation
Xeriscape plants are protected by a hidden filter fabric that keeps water around the root systems
